What buyers ask us
What is a builder floor?
An independent floor in a low-rise building, usually stilt parking plus four floors, built by a developer on a single plot in collaboration with the landowner. Each floor is sold separately with an undivided share in the land.
What does "roof rights" mean?
The top floor sometimes comes with the right to use the roof terrace. Check that it is written in the sale deed, not just promised verbally.
Freehold or leasehold, does it matter?
Yes. Freehold is simpler to sell and to get a loan on. Many DDA flats and older plots have been converted from leasehold to freehold; we check the conversion deed.
How much token amount is normal?
It varies by deal. Never pay a token before the title papers have been checked. We tell you what is usual for the colony and price range.
Will banks give a loan on a builder floor?
Most major banks do, provided the title chain is clear and the building has the required approvals. We can share the documents your bank will ask for.
Do you charge buyers a fee?
Our brokerage is discussed and agreed with you upfront, before any visits. Call us and we will explain it plainly.
